Did you realize that 7 out of 10 homeowners never seek the guidance of a professional when they are facing a hardship?  They just pack up their things and let the home foreclose instead of calling anyone for assistance.  Congratulations, you are already on the right track to getting the necessary answers to your financial issues. 

This Free Event is to provide distressed homeowners that are behind on their mortgage with information on all of their available options and provide them with an opportunity to ask questions they may have regarding the different topics at no charge.  We realize that not all homeowners will be in the same stage of default so all topics will be covered from start to finish. 

During the event each professional will have a 10 minute presentation followed by a 5 minute Q & A session.  The speakers and topics are as follows:

Community Action Council - will provide a HUD Approved Counselor to discuss loan modifications covering Making Home Affordable Programs such as HAMP, HAP, HAMPUP and traditional modifications.

Foreclosure Alternative Team at Keller Williams Premier - Certified Distressed Property Experts (CDPE)will provide literature from the MD Bar Association regarding the Maryland Foreclosure Timeline and Maryland’s PHIFA act.  They will also discuss what a short sale is, that the lender pays all fees and settlement charges,  the HAFA program, the difference between a release and a satisfaction and what a deficiency judgment is.

Accountant - will discuss the possible tax implications of doing a short sale or having the lender forgive the debt owed after a foreclosure.  He will explain the Mortgage Forgiveness Debt Relief Act and what insolvency means.

Maximized Mortgage Solutions & Access National Mortgage - will discuss the impact on your credit when a foreclosure occurs or a short sale is completed and the timeframes and guidelines for purchasing another home in the future based upon the different loan types.

Bankruptcy Attorney-will discuss using Bankruptcy as a means to potentially save your home or discharge a deficiency judgment.

1 on 1 Q & A Session- When all of the speakers are finished, homeowners will have the opportunity to have a mini- 1on 1 Q & A with any of the professionals they would like to ask questions of, get further information from or setup a private consultation with.  This session will last from Noon until 1 and you are not required to stay or speak to anyone. 

The goal of the event is to give homeowners options to help keep them in their home.  This is not a "pitch", no one will be allowed to sell any services to the homeowners unless the homeowner(s) express an interest in a specific area and request assistance. 

We ask that you come prepared with your homework packet completed, as many of the required documents as possible and a list of any questions that you might have.  We look forward to educating the community and keeping homeowners in their homes.
